It all started with our plan to find a new place (i.e. 3 bed room condo) which: a) is within 1km of the primary school we plan to send our daughter to; b) fit into our budget and ability to service the loan; and c) either must be a new launch or recently TOP project. Without much hesitation, we reach out to Property Giant (he has previously help in selling our previous HDB and condo units at good pricing) to help market our existing place while at the same time started shortlisting and viewing the proposed condominium developments. Property Giant took time to visit the actual site (after viewing the show flat) of one of the condominium under development (e.g. Haus on Handy) with us to take photos, share his view on the site and which is the best stack to consider. While this development was subsequently dropped from our shortlist due to its small unit size and high price quantum, The agent’s effort was hugely appreciated. We next expanded the search and went to view recently TOP projects (e.g. Martin Modern). While we like the unit size and layout as well as the development, the resale price was on the high size (though still within our budget). Property Giant professionally and candidly shared his view on Martin Modern and rationale why he would buy and not buy (i.e. high psf pricing). We value this feedback as Property Giant did not try to push us to buying it even though he knew we love the development. The above events took place while Property Giant was working with his team to take photos and video of our existing place such that we will be in better position than our neighbors who are also selling their homes. With the right price and marketing strategy, the plan is to sell our existing place at or close to the price we are looking for timely. And this indeed does the trick! Our place was listed on Wednesday for sale and we concluded and accepted the buyer’s offer within the space of 7 days. Yes, it got sold within 1 week of listing at the price which we are looking for. With the sale of our existing place finalized, we intensify our search and visited one existing D9 development and a new D9 project show flat. Property Giant was very patient and helpful throughout and this helps in our selection process. We ended up buying a 3bed room unit in the new D9 project with quiet and premium facing after careful analysis and this aspect has been made easy with the support and homework done by Property Giant (which covers Sun analysis, noise, view, quantum difference of buying higher floor). To sweeten the deal of our purchase, this agent helped in negotiating a good package and terms with the developer. We like to thank the agent for his focus, professionalism, candid opinion (instead of trying to push the sale) as well as time spent on visiting the sites and taking photographs. He also helped in making phone calls to lawyers, bankers to ensure the process of sale and purchase are aligned in a timely manner such that we need not take up a bridging loan. Well done and we highly recommend you to consider Property Giant for your property needs.
